  • Competitors have high-quality linen and towels featured in photos. Mine look worn.

This list is your starting point. Not everything on it will be feasible within your budget – and that’s fine. The point is to identify the factors that are actually driving the performance gap, rather than guessing.

Step 4 – Prioritise STR Upgrades by Visual Impact

When your budget is limited, not all upgrades are equal. The question to ask for every potential improvement is: will this be visible and impactful in photos?

A Real Example: Size Isn’t Everything in STR Performance

Here’s a case study that illustrates why guest-facing presentation matters more than raw property size.

In Zimbali Estate on the KwaZulu-Natal North Coast, we manage a number of four-bedroom properties across a range of sizes and styles. The pattern is consistent: our modern, contemporary four-bedroom homes of around 280 square metres consistently outperform older four-bedroom properties that are almost double the size – some as large as 450 square metres.

💡  Guests don’t book square metres. They book what the property looks like online, and how it makes them feel before they’ve even arrived.

The older, larger properties aren’t performing worse because of their size. They’re performing worse because they look older online. The photos are less appealing. The furniture is dated. And in a competitive market where guests are comparing multiple listings side by side, the more modern property wins – even if it’s significantly smaller.

This is one of the most powerful arguments for investing in STR upgrades: the return on a well-executed modernisation is almost always greater than the return on adding square metres.

When a Full Renovation Is the Right Answer
